Work can be completed within a nominated owner approval limit, with further approval requested before materially exceeding it.
Urgent business-hours rental faults are prioritised where bookings, access and location allow.
Tenant or nominated contact access can be coordinated directly when instructed by the property manager.
Completion photos and concise fault or repair notes can be supplied for the property file where useful.
Rental maintenance services
Hard Electrical is set up to handle common rental maintenance without losing the capability to quote and complete larger rectification or upgrade work at the same property.
Tripping circuits, partial power, failed outlets, damaged accessories and practical diagnosis of electrical faults.
GPOs, switches, light fittings, downlights, fans, exhaust fans and general electrical maintenance.
Electrical faults and connections for ovens, cooktops and electric hot-water systems where the fault is electrical.
RCBO and safety-switch work, switchboard upgrades and rectification where the existing installation needs more than a quick repair.
Split-system supply and installation, replacement units and removal of old systems, with MHI preferred.
Mains, submains, trenching, power upgrades and larger rectification scopes can be fixed-price quoted.
How a work order is handled
Enough process to keep the job controlled, without turning a straightforward repair into administration for the sake of it.
Job details, property address and approval limit are reviewed.
Tenant or nominated contact access is arranged as instructed.
The fault is assessed and straightforward approved work is completed.
If the scope materially changes, further approval is requested before extra work.
The invoice identifies the property and completed work; photos or notes can be supplied where useful.
Real work
Actual Hard Electrical work across residential maintenance, switchboards and electrical fault finding.

What you can expect
Where the cause is not obvious from the original work order, the close-out should still make sense to the property manager and owner.
Send through a work order, property address and approval limit.
Property manager enquiry
For an existing work order, email is usually fastest. This form is useful for introducing an agency, requesting the Schedule of Rates or sending a general maintenance enquiry.
